I look beyond the listing.

A beautiful renovation or an impressive first visit doesn't necessarily make a property a good purchase.

I look at the property together with its history, documents, comparable sales, potential expenses and risks. When something doesn't quite make sense, I ask questions.

Sometimes the answer is reassuring. Sometimes it tells us that we need to investigate further.

The important thing is to understand it before you commit.

A property can look beautiful and still have things worth paying attention to.

To deepen my understanding of building systems, property conditions and the inspection process, I completed InterNACHI’s Home Inspection Standards of Practice Course and examination.

This training helps me look at a property more critically during our visits — to recognize potential issues, ask better questions, and identify areas that may deserve closer attention during the professional inspection.

I’m not there to replace the inspector. My role is to help you notice and understand more, even before we reach the inspection stage.

Not every issue is a deal breaker.

Finding something unusual doesn't automatically mean you shouldn't buy the property.

Whether it's something we notice during a visit, an issue raised during inspection, a property sold without legal warranty, or something unexpected in the condo documents, the first step is to understand what we're dealing with.

How serious is it? What could it cost? Does it require further investigation? And does it change whether this property still makes sense for you?

Sometimes the answer is to walk away. Sometimes it's to negotiate. And sometimes the issue is manageable once you understand it.

Your offer is a strategy, not just a price.

The highest offer isn't always the strongest offer — and winning a property isn't the only objective.

Price, financing, inspection, dates, conditions and the seller's situation can all affect how an offer is received.

When there are multiple offers, I help you decide where to be competitive and where you still need to protect yourself.

The goal isn't simply to get your offer accepted.

It's to buy on terms that still make sense for you.

My work doesn't stop when your offer is accepted.

Inspection, financing and document review are important stages of the transaction. If something comes up, we look at what it means, whether further investigation is needed, and how it may affect your decision.

I continue to manage the conditions and deadlines, coordinate with the other professionals involved, and follow the transaction through to the notary and possession.
